How much does a new roof cost?

What are common warning signs that my roof needs to be replaced?
Signs include widespread shingle granule loss, curling or buckling shingles, frequent leaks, sagging roof deck, and extensive water damage; these issues often suggest that replacement is more cost-effective than repair.
Can I repair just a section of my roof?
Often, yes. If the damage is limited to one spot and the rest of the roof is in good shape, a targeted repair usually makes sense. That’s especially true on a newer roof with solid decking. Once a roof is 15 to 20 years old, or the damage covers a big chunk of it, patching it tends to buy you less time, and a replacement is usually the better investment. An inspection will tell you which side of that line you’re on.
Do some roofing materials last longer than others?
They do. Standard 3-tab asphalt shingles typically last 15 to 25 years, and architectural shingles hold up for about 25 to 35. Metal roofing lasts much longer, often 40 to 70 years, and handles snow and heavy weather well. Climate, attic ventilation and the quality of the install all affect how long any roof lasts, so material is only part of the picture.
Can I mix roofing styles?
Yes! Depending on your roof slope and the sections you need to cover, different materials may in fact be necessary to complete the job. Ask your Home Remodeling expert about your options during your inspection.
